Q: What is The Lake District?
A: The Lake District is a walkable, luxurious community threaded through five premier districts: the inline retail district, the Main Street district (chef-driven restaurants, cafes, curated retail), hotel district, pad sites & office district (65,000 sq. ft. of office space) and the residential district (age-restricted apartments, down-town style luxury apartments and custom single family homes). Q: When will construction begin?
A: Demolition of existing site structures has been completed. Site prep and work is well underway! After completing the purchase of all land needed for The Lake District, our crew has been hard at work securing permits and licenses with the city. We’re clearing brush and taking the needed steps to assure that grading is done while minimizing mudflow and erosion.

The main road, Lake District Drive will be constructed first. Every section of the new road will be a compacted surface with 10″-12” of gravel for stabilizing the road in the event of downpours. We have stockpiled 28,000 cubic yards of gravel, all of which come from the old mall that once stood on The Lake District’s site. After Lake District Drive is complete, we will move on to temporary seeding to stabilize other areas until late spring 2019 and protect against erosion. This process will minimize the project’s construction schedule which will resume after late April.

A: We recommend visiting the official Lakeland, TN website. Lakeland is a thriving community complete with award winning schools. It is also a repeated Tree City USA award winner and designated Adventure Tourism District by the Tennessee Department of Tourist Development.

Q: I’m concerned about the trees coming down to make room for The Lake District. Do you have plans to replace them?
A: Yes! The Lake District is designed with mature landscaping and parks throughout. The only trees coming down are the ones that have to come down! Not only are we replacing trees, but we’re also recycling 85% (by weight) of the aluminum and steel from the previous mall structure, and we’re using approximately 45,000 tons of concrete, masonry and asphalt to construct the streets and parking lots for The Lake District. Q: Who designed the Master Plan for The Lake District?
A: Looney Ricks Kiss Architects (LRK) is the lead architect creating the master plan for The Lake District and will provide guidelines to builders to assure the integrity and cache’ of The Lake District.
